Create an Akora account

Registering your free account is easy and all online, so no need to print or scan anything. First, simply create and verify your account.

Once logged in, select manage my property on the Akora dashboard to begin setting up your property's profile – this gives our property managers all the information required to service your property so it’s ready to rent. If you get stuck, simply submit what you can and our team will be in touch to assist.

Finally, you'll be notified your contract is ready for you to sign electronically and you’re ready to go!

How is it possible to offer a fixed management fee of just $150/month?

We are glad you asked! We developed and built our own customised technology that helps us operate more efficiently – in a way that other agencies simply can’t match with the technology they are using. 

By automating internal processes, we save money and time, but can still offer a far greater service because our property managers have the time to focus on delivering the best experience to our owners and tenants. And we can pass those savings on to you!

Do you have lock-in contracts?

Nope, never. Akora has no lock-in contracts. If you ever want to leave, you simply give us 28 days notice and we’ll make the process as smooth as possible for you. We shouldn’t have to lock you in to keep your business – you should stick around because you want to!

Do you negotiate the terms of your Management Authority?

Our terms have been written by owners for owners, so they are some of the fairest around and help us to offer one of the best experiences in the industry. This means that, while you can choose to negotiate – there’s not much you’ll want to negotiate here!

Completion of the MA is done through our platform via our seamless onboarding experience where you fill, verify and sign through our purpose-built platform Akora. You can see a video showing you through how easy the process is.

No terms outside of the ones completed during the MA generation process are able to be changed.

What if I’m still within my term on my current management agreement?

Don’t stress – exiting a management agreement contract may sound daunting but it's absolutely something you're able to do. At Akora, we're here to support you through every step. 

This does depend on a few factors though:

  • Has your current agent upheld their end of the agreement? If not, we may be able to help you negotiate an early exit from your current agreement to swap over to Akora.
  • Exiting fees: A common clause in management agreements is the cost to an owner if they are to exit their contract early – this is generally in the form of a percentage of fees (likely 50%) being charged for the remainder of the agreement that the agent will be missing out on. Given you're likely going to be saving money on your current fees with Akora, paying out your existing agent to swap over will probably save you money in the long run. Speak to one of our onboarding experts by booking a time to chat here to have us calculate your cost for you, we may even be able to help you with some of these!
  • How long remains on your agreement? The length remaining on the agreement will likely directly affect the total exit payout cost (if there are fees for this) however this doesn’t mean you can’t exit early anyway.

Most management agreements are the standard-issue REIWA template, though there may be some special conditions that make your contract unique. The easiest thing to do is to upload and send your existing management agreement to us via the form below and we'll be able to advise directly on your best course of action.

Do you have some examples of your inspection or property condition reports?

What does your insurance include?

We’ve negotiated a custom insurance deal on your behalf with SGUA which you have access to if you decide to opt-in – at no extra cost. You can see the owner fact sheet here and the PDS here.

Please do contact a qualified insurance provider before making a decision on any insurance matters – Akora cannot give insurance policy advice… we are property managers.

What about my tenants?

Your tenants are safe with us! Our commitment is to not only give you but also your tenants, the very best property management experience they’ve ever had. We take extra care in how we handle the handover process and ensuring it’s a very smooth transition for our newest members of the Akora community – your tenants. As a part of the handover with the existing agency, we’ll be in contact directly with all tenants to advise them of the change and get them fully onboarded into Akora.

Can I swap while my tenants are still under an active lease?

You sure can. The lease agreement is between yourself and your tenants and does not tie you to any specific agency. As part of the handover process between us and your existing management agency, we’ll be personally onboarding our new tenants into Akora so they won’t mind a bit.

Do I need to do anything else once I give notice to my current agency?

Once you’ve signed up to the Akora platform and completed the management authority details to the best of your ability, you can leave the rest to us. It’s that simple.

Why do I need a Management Authority?

We need to have some formal agreement between us as the managing agent and yourself as the property owner. This mainly just gives us the authority to manage your property on your behalf, although also contains other expectations that need an agreement for us to offer the very best experience to yourself as a property owner. We do operate a bit differently from a traditional agency, so you can expect to see some different conditions in our MA that you wouldn’t see in the standard REIWA document.

Can you negotiate an exit with my current agency before the MA ends?

We certainly can. As a part of the Akora onboarding process, we can advise, calculate and even negotiate your exit from an existing contract. This is a free service from us and completely non-obligational from you, it’s all part of the Akora service you can expect to make your life easier.

I’d prefer to notify my property manager myself, is that ok?

Absolutely, we do get you to advise your current agency of the changeover initially to give us the authority to complete a handover with them from that point on. We have an email template here if you’d like to use this as it covers all the required points – just CC in hello@akora.com.au when you do. Once you’ve given notice you won’t need to do anything more with your current agent, we’ll take everything from there.
